Demolition permits have been issued for the existing one-story commercial building at 820 West MacArthur Boulevard in Longfellow, Auckland. The app drives future plans for a five-story, 166-studio apartment complex near BART. Riyad Capital is responsible for the development.

Revised plans for 820 West MacArthur were approved earlier this year. Speaking with YIMBY, Riaz’s vice president of design and maturity, Lisa Feilhauer, shared that construction is expected to begin by spring 2024 and last about 30 months.

The 60-foot-tall structure will have a similar floor area as before, totaling approximately 74,410 square feet, with 59,900 square feet for accommodation and 15,310 square feet for trading and mechanical needs. Parking will be included for 51 bikes and no cars. Of the 166 units, 51 will be designated as affordable for middle-income families with incomes between 80 and 120 percent of the district’s median income.

Levy Design Partners is the architect of the project. The designs show dark gray and blue panels wrapped around the exterior with large-scale murals overlooking the intersection of MacArthur Boulevard and West Street. Facade materials will include cement stucco, wood accents, and large tiles.

CFLA is the landscape architect, and Luke & Associates is the civil architect. The street view will be enhanced by two trees, planters and a landscaped yard on the corner of West Macarthur Boulevard. The Residential Lobby will be at the corner of West MacArthur Street and West Street. On the ground floor, residents will have access to an outdoor courtyard with outdoor dining furniture. The fifth floor will include a common deck with views of downtown Oakland and the San Francisco skyline.

The half-acre property is located between West Street and Market Street, less than half a mile from MacArthur BART station. More shops and restaurants can be found in the area, particularly concentrated along Telegraph Avenue just one block from BART.
