A triptych paper wall sculpture by James and Audrey Foster award-winner Cecily Caro, a wood sculpture by Instagram-famous artist Dan “Nog” Nguyen, and giant stainless steel glasses by bold metal artist Don Kenworthy are some of the many eye-catching artworks paying tribute to residents who They will move to The Smith No. 99, a new apartment building in the South End, due this fall.
“We thought, since we’re in the South End, we should respect the artistic culture of the area,” said Matt Schiller, senior project manager at Leggat McCall Properties, which oversaw construction of The Smith. “It was a fun process.”
The Smith Hotel is located between Harrison Street and Albany Street at 99 East Dedham Street. This is the second phase of a two-building development that saw 89 East Dedham open in 2020.

However, the second phase differs in style, with a more modern look compared to the 1989 brownstone style common to the neighborhood.
“It’s similar, but 89 is more traditional, with dark woods and tile floors,” Schiller said. “This one, we tried to get away from that with an airy, industrial design. The second building has a different look, with a lighter color scheme, including two-tone cabinets with white and pale wood veneers. We added more walk-in closets. The first building has more closets. Each bathroom here has a linen closet and a double vanity. There are polished concrete floors and a steel staircase from the foyer that leads to the business center on the second floor.

He added: “What was interesting about the two phases is that it gave us the opportunity to optimize and optimize the space to get the best possible layout.”
The slightly larger 99 East Dedham project has 304 units in total, including 18 affordable apartments. Market-rate apartments include studios (about 584 square feet) and start at $3,000 per month; One bedroom (about 808 square feet) starts at $3,135 per month; A one-bedroom with a den (about 989 square feet) starts at $4,200 per month; Two bedrooms (about 1,256 square feet) start at $5,200 per month; 2 bedrooms with den (about 1,355 square feet) at $6,900 per month; A three-bedroom (about 1,338 square feet) starts at $7,300 per month.
Parking costs $350 per month, electric vehicle charging stations are available, and bike storage is available on site.
Amenities in the pet-friendly building include a dog wash room, an indoor play area, a coffee lounge in the lobby, and a yoga and fitness center adjacent to the landscaped courtyard. The 11th and 12th floors offer dual-level indoor and outdoor lounges with fire pits and grills. There is also a pool room and sunroom with a south-facing outdoor deck. The 12th floor deck is lined with AstroTurf and contains a movie screen.

But the first building has a swimming pool. 99 No. Consolidating the facilities is something they have thought about, Schiller said. For now, they are separated.
Despite an impressive array of amenities, the standout feature of the two-star LEED Gold and Fitwel-rated building, Schiller said, is its display of more than 90 works of art, including about 20 custom commissions, all curated by local art consultants Alchemy Station.

“It’s really amazing,” Schiller said. “We probably spent more on art than most properties would normally choose, but it enhances the architecture of the building. It’s nice to come home and find your own gallery in the foyer.”
